Architectural Guidelines

Summary of Architectural Guidelines

All proposed structures and improvements must be submitted for review by The Architectural Review Committee. The Committee consists of five individuals responsible for analyzing all proposed structures and improvements on the basis of adherence to standards, architectural character, visual interest, aesthetic appeal, quality of materials, and harmony with surroundings. The developers will serve as the Architectural Review Committee until control is turned over to the members of the POA.  

  • One-story homes shall be a minimum of 1,900 square feet in Phase One and 2,100 square feet in Phase Two

  • One-and-a-half story homes shall be a minimum of 2,300 square feet in Phase One and 2,500 square feet in Phase Two.

  • Two-story homes shall be a minimum of 2,600 square feet in Phase One and 2,700 square feet in Phase Two

  • Preferred architectural styles shall include but are not limited to Craftsman, Rustic Italian, French Tudor, Mountain, and Old World European. Certain architectural styles to avoid include but are not limited to Victorian, Colonial, and Cape Cod.

  • A minimum of 40% in Phase One and 60% in Phase Two of a home’s exterior finishes shall be masonry, stone, brick, or cultured stone. Any other exterior finishes must be premium grade and high quality. 

  • Exterior finishes shall be chosen to prioritize the incorporation of a variety of different materials, textures, and tones.

  • Exterior colors shall be chosen from the wide variety of neutrals and earth tones as to naturally compliment the surrounding landscape.  

  • Aesthetic interest shall be prioritized by incorporating a variety of architectural characteristics including but not limited to tumbled brick, castle or ledge stone, prominent gables, pillars, steeply pitched roofs, large overhanging eaves, dormers, columns, exposed beams, decorative brackets, wrought iron, and archways.

  • Driveways are to be constructed of concrete, cobblestone, or pavers. Asphalt driveways are prohibited. 

  • Detached buildings are permitted on field lots that contain ample space but are prohibited on heavily wooded lots where significant tree removal would be required. Any detached building shall be constructed with the same materials as the home and shall not exceed a 22' x45' floor dimension.

  • A minimum percentage of total project cost shall be reserved for landscaping. Owners of open field lots shall invest at least 5% of project cost in landscaping, and owners of wooded lots shall invest at least 2% of project cost in landscaping. This includes costs of underground sprinkler systems and planting of trees along curbs in accordance with the Lake County Subdivision Ordinance. This does not include costs of decks, patios, sidewalks, retaining walls, swimming pools, or fencing. 

  • Landscaping shall include sodded front and side of home. Rear of home may be sodded or seeded. Front of lots shall include a minimum of two 4” diameter trees and a minimum of four plants and shrubs. 

  • Fences shall be brick, masonry, wrought iron, or other stone or metal material. Chain link, wood, vinyl, and PVC fences are prohibited. All proposed fence plans including size, location, height, and composition must be submitted for review.

  • All structures constructed or placed on lots shall be constructed with substantially new material. Used structures, used materials, temporary buildings, modular homes, and prefabricated homes are prohibited.
